So you want your own niche?
Regardless of the specialty you want to pursue, the formula remains the same.
Here are some tips taken from conversations with REALTORS®
for this article:
- Go
with what you know. Choose a niche that you are familiar with or have a
sincere interest in. To build a client base, you have to know your specialty
better than the average real estate professional, so choosing a familiar
area gives you an immediate edge.
- Walk the walk and talk
the talk. If your niche is lakefront homes, make sure you know your way
around a boat. Or if you focus on country club properties, its a good
idea to play golf. This seemingly minor detail can boost your clients
confidence in you, making them trust that you understand what theyre
looking for in a property.
- Find
a mentor. Learning the ropes from an experienced REALTOR®
working in your chosen specialty can provide invaluable knowledge. Many
large real estate offices have managers or other senior personnel available
for general training, but a one-one-one mentor in your niche will provide
equally important education.
- Mark your territory.
Locate a property that fits your niche and go after it. Hold open houses
every weekend; be there every day if you have to, but send a message to
customers in your niche: I sell this type of property and I want your business.
- Follow up on every
lead and know every area property on the market within your niche. You may
not be the only REALTOR® in your town selling vacation homes,
but make sure you are the most persistent and best-informed REALTOR®
in your town selling vacation homes.
