Think small. Think sale.

Getting sellers to take care of minor details can yield major results.

 

When it comes to selling a home, it’s the little things that count. Okay, big things matter too–like price and the carpet that’s been in the den since the home was built ... in the seventies. But once you get over the large hurdles with sellers, they often overlook small details that can make a difference in a buyer’s decision to make an offer. You know the impression made on the buyers as they stroll past the weeds popping up in the front garden and look through dirty windows for their first glimpse inside the house. To a seller, though, these things are just part of everyday life.

You can take sellers on a tour of their own home and point out the areas that need attention (time consuming and not easy for sellers to remember), or provide a checklist (requires you to get on the computer and create a list that looks good). Or, you can go to TexasRealtors.com and download and print the flier with 17 simple things sellers can do to make their home more marketable. This color handout is free for Texas REALTORS®, and you can customize it with your name and contact information. The flier lists items such as cleaning windows, mowing and edging the lawn, and throwing out junk from the garage and storage areas. It is one of six handouts for sellers. Six fliers for buyers also are available on the site as are two new handouts: one touting what REALTORS® do to protect private-property rights and another explaining the value of real estate designations.
