How can I reduce my chances of a complaint?

Here are some procedures that should assist you in preventing complaints being filed:

Know the law. Be aware of your duties and obligations as an agent. Most licensees that TREC investigates are not aware of the laws that have been broken.

Discuss tricky situations with your broker. He can offer advice and often has policies and procedures to handle certain situations.

Keep thoroughly documented records. Record dates of meetings, contract signings, or meetings with clients. This can prove invaluable in defending yourself against a complaint.

Keep copies of important documents. Even though there is no legal requirement in TRELA for agents to maintain records, a complainant has four years from the date of the transaction in which to file a complaint. Some people actually wait a year or more before filing a complaint.
