Sample list of REALTOR® services

Whether you create one for yourself or for your clients, a list of services you provide can be a valuable tool. And if you don't know what it is you actually do to serve your clients, don't be surprised if you are not serving them for long. This list includes many services brokers and agents perform for their clients. Not all REALTORS® do all the activities on this list (and some certainly perform many services not included here), but you can use it as an idea generator for creating your list.

  • Discuss all agency representation alternatives.
  • Prepare a competitive market analysis to determine values for comparable properties in the area.
  • Advise you on what price for your property will generate the most interest and maximize your profit.
  • Make suggestions to enhance your property in order to receive top-dollar from prospective buyers.
  • Create a custom marketing plan for your home.
  • Put a for sale sign in your yard.
  • Create a color flier and place copies in a take one box next to the for sale sign.
  • Send a just-listed postcard with your home featured on it to area residents.
  • Advertise your home in the real estate listings of the local paper.
  • Advertise your property on the company and/or agent Web site.
  • Advertise your property on Realtor.com and other nationwide listing sites.
  • Create a Ă’virtual tourĂ“ for showing your property on the Web.
  • Feature your property in company and/or agent newsletter or e-mail newsletter.
  • Show your property to other agents during a new-listings tour.
  • Put a lockbox on your property to ensure your safety.
  • Give you referrals, at your request, for reputable companies to make any desired repairs.
  • Hold an open house.
  • Show your home to pre-qualified buyers.
  • Prepare written marketing activity reports on a periodic basis.
  • Call you with status reports on an ongoing basis.
  • Present all offers and provide professional advice on your options.
  • Negotiate on your behalf.
  • Make sure that all contract provisions are fulfilled in the required time.
  • Ensure that all title work is done properly and delivered on time.
  • Fully discuss all financial obligations and expectations for all parties involved.
  • Accompany you to the closing to answer any last-minute questions.
  • Help you determine how much you can afford.
  • Help you find financing that best suits your needs.
  • Provide you with daily updates on any properties new to the market that meet your criteria.
  • Make arrangements to show you properties at times convenient for you.
  • Advise you on how to make the most attractive offer on a property.
  • Explain what you should expect from an inspector and, at your request, refer you to reputable inspectors.
  • Arrange for utilities to be turned on in your new home.
  • Arrange for moving services.
  • Follow up with you after the sale or purchase to make sure you are satisfied and all loose ends have been tied up.
