TREC bill amends The Real Estate License Act

House Bill 695, which was passed during the 77th Texas Legislature, contains two main components that affect the education requirements and license-application procedure for real estate licensees:

  • As of Sept. 1, 2001, changes to the salesperson-license application procedure no longer require a sponsoring broker, and all successful applicants receive inactive licenses. Once an inactive licensee secures a sponsoring broker, he is eligible for an active license.

  • While the total number of classroom hours for salesperson and broker applications remains unchanged at 900 and 180 respectively, the number of core real estate courses required for each has increased. This change goes into effect for all applications filed after Dec. 31, 2001. Broker-license applicants must complete 270 hours of core real estate courses, a 90-hour increase over current law. Salesperson-license applicants must complete 120 classroom hours of core real estate courses, with 60 hours in "Principles of Real Estate," a 30-hour increase over current law.
