TAR adopts revised forms

The following forms have been revised and adopted:

1101: Residential Listing Agreement — Exclusive Right to Sell (10/16/03)

1102: Residential Listing Agreement — Exclusive Right to Lease (10/16/03)

1201: Farm & Ranch Listing Agreement — Exclusive Right to Sell (10/16/03)

2001: Residential Lease (10/14/03)

2002: Agreement Between Brokers for Residential Leases (10/14/03)

2003: Residential Lease Application (10/14/03)

2004: Pet Agreement (10/14/03)

2005: Extension of Residential Lease (10/14/03)

2006: Residential Lease Inventory and Condition Form (10/14/03)

2007: Residential Lease Guaranty (10/14/03)

2008: Addendum Regarding Lead-Based Paint (10/14/03)

2009: Agreement for Application Deposit and Hold on Property (10/14/03)

2010: Pool Spa/Maintenance Addendum

2208: Notice Terminating Right of Occupancy

TAR extends its thanks to the members of the task force that revised the TAR listing forms: Nan Elizabeth Byorum (Dallas), Brian Cooper (Permian Basin), Russ Griffith (San Antonio), Dan Hatfield (Bandera), Randy Jeffers (Amarillo), Bill Luedecke (Williamson County), Mary Steele (Houston), and Steve Stovall (Abilene).

TAR also extends its thanks to the members of the task force that revised the TAR residential lease forms: Jack Cawood (McAllen), Donald Derickson (Bryan/College Station), Rick Ebert (Austin), Bill Jones (Temple/Belton), Mark Kreditor (Dallas), Chuck Manganello (San Antonio), Dan Odom (Fort Worth), Julie Potts (Austin), and Mary Steele (Houston).

The following items may be of particular interest:

  1. Page 2 of the Residential Lease Application (form 2003) is new. It is an authorization form that is signed by the applicant. A landlord or property manager can present the form to an employer or creditor as authorization by the applicant to release information about him.
  2. TAR form 2005, previously a general amendment form, was redesigned as an extension form. TAR form 2005 may still be used to amend a lease at the time it is extended (if applicable).
  3. The Inventory and Condition form (form 2006) was redesigned to itemize specific items to be reviewed and to permit the user to make comments upon move-in and move-out.
  4. Page 3 of the Residential Lease Guaranty (form 2007) is an application that the guarantor may submit to the landlord or property manager. It authorizes the landlord or property manager to obtain the guarantor’s credit report.
  5. TAR form 2010 was renumbered as TAR form 2208. Most users of this form are property managers and therefore the form will be in the property-management forms section (2200 series). TAR form 2010 is a new form addressing maintenance of a pool and spa.
